The Georgia-Pacific Center, that 51-story downtown landmark, is getting closer to a massive transformation. Project leaders shared updates at Thursday's Future of Downtown panel, revealing that 30% of the 400+ planned apartments will be income-restricted for households earning 50-80% of area median income.

Suzanne Maynard, head of real estate development for Georgia-Pacific, says the project specifically targets essential workers: teachers, nurses, hospitality employees, and younger corporate professionals. It's a deliberate attempt to bring workforce housing to a downtown that desperately needs it.

The company plans to take the project to capital markets this summer to secure financing, with groundbreaking targeted for late 2026. A "strong, active public-private partnership" is required, meaning city-approved incentives will be part of the equation. If it happens, this would be one of the largest office-to-residential conversions in the country.
