Metro Atlanta is rising as a national leader for converting underused buildings into apartments, and one of the most visible examples just opened its doors in South Downtown. Urbanize Atlanta reported that the historic 85 Peachtree building, originally constructed as one of Atlanta's first department stores, has completed its transformation into more than 200 residential units.
The building dates to the early 20th century, when Peachtree Street south of Five Points was the commercial heart of Atlanta. Department stores, office buildings, and hotels lined the corridor, serving a city that was growing rapidly as the rail hub of the Southeast. As retail shifted to suburban malls and South Downtown fell into decades of disinvestment, the building sat largely vacant.
The conversion is part of a broader wave of adaptive reuse projects across the city. Developers have found that older buildings with good bones and central locations can be cheaper to convert than new construction, especially with historic tax credits offsetting renovation costs. Recent studies cited by Urbanize Atlanta indicate metro Atlanta ranks among the top markets nationally for office-to-residential conversions.
The 85 Peachtree project adds to the residential momentum in South Downtown, where the Underground Atlanta redevelopment, the Gulch transformation, and multiple hotel-to-apartment conversions are reshaping a district that had been written off for years. The building's new residents will be within walking distance of MARTA's Five Points station and the growing collection of restaurants and retail along the Peachtree corridor.
