Construction officially began this week on the long-anticipated BeltLine Towers project at the corner of Irwin Street and the Atlanta BeltLine Eastside Trail. The $180 million mixed-use development, led by Portman Holdings, will bring 500 residential units ranging from studios to three-bedroom apartments, along with 40,000 square feet of ground-floor retail space and a publicly accessible plaza facing the trail.
The project has been in the planning stages since 2023, navigating multiple rounds of community input and design review. Developers agreed to set aside 15 percent of units as workforce housing after pushback from neighborhood advocates concerned about displacement in one of Atlanta's fastest-changing corridors.
City Councilmember Amir Farokhi called the groundbreaking "a milestone for responsible BeltLine development" and noted that the project will include dedicated space for local small businesses. Construction is expected to take approximately 24 months, with first occupancy projected for spring 2028.
